What's Inside

Everything you're quietly worried about, priced out

01

The Report, Decoded

The 3-bucket system that tells you what's cosmetic, what's a negotiation chip, and what's actually worth walking away from.

02

The GTA Cost Cheat Sheet

Real installed price ranges — furnace, roof, windows, panel, water heater — so you instantly know a fair quote from a rip-off.

03

The Save-Your-Money DIY List

The exact jobs a normal person can knock out with a YouTube video — and how much each one keeps in your pocket.

04

The 5-Year Money Map

Read a home's age like a mechanic reads a car and know your next five years of spending before you unpack a box.

Ishmeet Malhotra, REALTOR®

Who's Behind This

I've seen $0 in a Canadian bank account. So I get it.

I came to Canada in 2015 to study at UBC, hit rock bottom after graduation — jobless, nothing in the bank — and had my wake-up call hauling office furniture past a former classmate at his desk. I applied to 200 jobs in two weeks, landed a role as a Salesforce developer, and spent seven years in tech before becoming a full-time realtor.

I'm a dad, a chef, a hands-on DIY guy, and a chronic over-researcher who reads reviews for three weeks before buying anything. I built this guide because I got tired of watching good people talk themselves out of a home over a scary repair estimate. I don't just help you buy the house — I help you understand everything that goes inside it.
